I did this once. I called the landlord and told him I was moving out. I even told him I would forfeit my security deposit. He told me that the lease required me to pay the rent for the entire length of the lease. I had 7 months left.

I told the landlord that I could not tolerate the cockroaches and did not want my pregnant wife exposed to the insecticides he was using to get rid of them. I think he knew he was holding a losing hand so when I moved out I never heard from him again.
