Well, my current boyfriend was my first. Of course, I had to be physically attracted to him, but there is so much more than just that.

We dated for a while before deciding we were a good fit for a serious relationship. Then I made the decision that he was the right guy to be my first.

Second, social proof. You may be a 5/10 but if you have social proof, ie. You have good connections with mutuals and her friends admire you, it will tremendously boost your chances. And you'll be preferred over an 8/10.

Now, every woman is different. Different women want different things and different women, even if they are the same, are in different phase of their life that creates a difference in their preference.
