Since I've moved in she's done nothing but disturb the peace in my household along with her unruly child and company. I've complained so much she's now receiving a notice to quit letter. Based on what management told me is that she'll be given a letter with a date on it. That's all I know. I live in New Jersey. Can someone explain in detail what happens next? The process in detail? Here's what usually happens when a neighbor gets a notice to quit letter:
- The landlord will give the tenant a written notice saying they have to move out by a certain date (usually 30-60 days away). This is called an "unconditional notice."
- If the tenant doesn't move out by that date, the landlord can file for eviction in court. They'll have to go before a judge and provide evidence of the disturbances and that proper notice was given.
- The tenant can try to contest the eviction at the hearing by arguing they aren't causing problems or that the landlord didn't follow proper rules. But from what you said, it doesn't seem they have a case to fight it.
- If the judge rules in favor of the landlord, an eviction order is issued immediately. The sheriff's department has to physically remove the tenant and their belongings if they still refuse to leave.
- They'll be on the record as ever being evicted, which can mess up their ability to rent other places in the future. Really not worth fighting it for her.
- Once she's out, you'll hopefully get some peace and quiet back! Fingers crossed the whole process goes smoothly for ya. Keep me posted on how it turns out!

No problem Queen, I'm just glad I could help clear things up for you! Evictions are never fun to deal with but it sounds like you really gotta get that neighbor outta there. I'm sure things will feel much more chill once she's gone.
Just remember to document everything - keep a log of the disturbances, take video if you can get evidence of the crazy stuff she gets up to with her kid. That way if you do end up in court, you have proof to back up your case.
