HOA good or bad?

As I've said before, the hostile takeover of affordable townhouses in my area deeply frustrates me as they're charging $200-467 per month on townhouses that are under $80k.

All they do is mow the lawn for you which is good but not 200-467/mo good, not to mention the constant complaining over the smallest things and threats of fines coming with it.

Simple things like your car facing the "wrong" way when you park it gets pictures and letters sent to you and some HOA's have even gone as low as banning the display of any flags in or outside the home, including the American flag which is very un-American and disgusting.

I'll likely end up getting a manufactured house as my first home just to be safe incase of an emergency where I find myself in the hospital and end up hitting the out of pocket max of $8,700 right out of the gate, I'll still be all good.

I also want to avoid significant financial issues which may arise in the case that the interest is super high, which it shouldn't be since my credit score is good. I'll be getting a 15 year mortgage most likely on my first home but I'll likely end up paying it off early. Any home with HOA fees above $200/mo will be scratched off of my list.
