"Affordable housing" is the problem. The primary cause of the affordable housing shortage, especially in medium to large cities, is our good old friend, corporate greed. Over the past 5 years, private companies have bought and continue to buy houses, condo's and duplexes to the tune of 30%-40% of the markets, thereby controlling the pricing and availability. Atlanta in particular has been crushed by this.
Now here's the hypocrisy with our Republicans. They cry about this being "Biden's fault" and want the GOVERNMENT to DO something about it. Wait - you Republican's want "big government" to legislate who, or what company, or how much a private individual or corporation can own in a certain market? Really? That's called "regulation" - the very thing you always cry that you NEVER want.
Be it on the local, state or federal level, you now want "government" to step in and tell private citizens and corporations how much money they can make? How much of a market they can control? Wow, that's rich.
Make up your minds, rocks. Maybe "sometimes" it's a good thing for a governing body to act benevolently for the "good of the people", or is that just too un-American for you?
Question: Are those corporate properties being leased or taken completely off the market? If leased, then there is still the same space. In terms of buying... it is holding prices up and when they start to unload properties, prices will come down. So Kamalas move is clear... if she wants to make housing affordable.
Cost... highly realted to value of dollar. that says the dollar has taken a beating as we inflate past our growth rate. agree?
They're being leased to those who can afford it, or sold to those who can afford it, and that's not a lot of people. As you know, being able to afford even a 1 bedroom apt, on your own in a major city, is quite difficult for the average worker.
As of the last several years, there's no indication or data that suggest these companies are looking to offload properties. Why would they unless there's some sort of crash and they need instant cash? Even then, it would behoove them to hold a lot of those properties as they'd be upside down value wise.
Even if interest rates were 1%, most buyers do not have the down-stroke, which I believe is part of her plan to provide.
No, just the opposite. People who are trying to sell their homes are either having them sit unsold or they're having to lower the price significantly.
But, overall, yes, there's going to be a shortage of housing. We literally have had 20+ MILLION people enter this country, and all of them are going to want shelter. And they're getting it, and us taxpayers will be paying for it - FOR DECADES to come, because the government took out a loan in OUR name that WE will have to pay back - WITH INTEREST. And they keep borrowing more and more money in our name that we have to pay back, because it turns out that most of these people don't have jobs and can't get any.

There's long been an issue with 2nd home owners who only come here in the summer or buy to let out as Airbnb. We also attract a lot of retired English migrants. The ability to work from home is now seeing more people of working age moving here too which all pushes house prices and rents out of reach of many locals.

Supply and demand. Keeps house prices and rents high. Also immigration too. Here citizens are being evicted because the government is housing immigrants paying above rent prices.

We no longer have affordable housing thanks to Capitalism and Reagan. Keep whining about how Capitalism is the "greatest economic system ever devised" and how "Reagan was a great President".
The US economic system has been ruined ever since Resgan effectively abolished enforcement of Anti-Trust laws.
I don't know enough about what he did to agree or disagree.
I see the costs of most things out of control due to government moreso than capitalism. Capitalism/competition... lowers prices. Government creates limitations, standards and such... add to it bailouts and money printing which causes devaluation of currency, regulations which increase cost.
I could built you a super cheap house... up to the standards in Peru. But would't pass all the regulations.
So there are various factors for sure. I don't claim to understand all. Greed is a factor... we all possess. It's easy to make a younger family happy... sell them your house... for 3/4 the market price it's worth. Or make someone a loan... for 1% interest which is 3% below bank rate.
Most people won't do that...
I support openning that pandoras box and attempting to fix it. Its one thing Kamala raised Id agree with her on in concept, to deflate housing prices somewhat. I'd have to hear more.

It's not that complicated. The failure to enforce antitrust laws has led to the formation of very large corporations that have more money and power than the government has which effectively not only control the government but also keep the government from doing anything about them in the form of new enforcement of antitrust. In essence, the government and the corporations become indistinguishable from each other. The emergence of private equity corporations is a prime example of this.
Taking away the houses owned by the big housing monopoly and making them available for everyone.
Also rent out the empty houses, someone bought decades ago hoping for the real estate prices to go up, but leaving them empty for decades.
And offcourse making laws to effectively reduce rent, so the average person can pay it.

try being a landlord with the cost of everything, you can solve this buy building and renting. but then you'll find otu the cost...
Yes. The US is at near record low vacancy rates.
Why? Mostly because of immigration. All those people need housing. Get rid of 50 million immigrants and the housing shortage would more than disappear, and the costs would tumble.
A slight contributor is the decrease in average household size. Families are smaller, and fewer single people have room mates. That means more housing is required for the same number of people.
Yes, but the governor is working hard to fix it. She is causing taxes to go up so much that the state is now the most expensive to live in among the 48 contiguous state. She is also inviting tens of thousand illegal aliens to live here and setting them all up with benefits that citizens only dream of. This is causing people to leave the state and it is freeing up the housing market. Hopefully prices will go down

Technically yes but I live in a thoroughly colonized densely populated area of my state.
It's just more expensive now, even with rates up. I hope the Fed doesn't drop rates again too quickly
Yes, an interestingly, the investors are less prominent in the purchase market now. There are a shortage of rentals but houses for sale are staying on the market longer.
In the settlement I'm in, yes, there is a housing shortage. There are on average 20 applicants for 1 housing, that usually gets taken within 24-48 hours. In small towns? Not so much.
No, but Biden/Harris are the main reasons why its happening all over the country.
