Goldman Sachs former Headquarters

After vacating its headquarters due to the pandemic and employees working from home, the former headquarters of Goldman Sachs investment banking firm at 55 Broad Street in New York City is being turned into apartments.

Studio apartments are renting for US$4000 per month while 3-bedroom apartments are renting for US$10,000 per month.

Remember that New York City has excellent public transportation (subway trains and buses) so you don't need, nor want, a car.

For comparison, to buy a high-rise apartment in Manhattan will cost you at least US$1 million for a studio, up to US$50 million or more for a 2- or-3 bedroom unit.

Let's imagine I had any interest in living in Manhattan (I do NOT!) - or any big city (which I also do not) - I would NEVER want to live in a converted office building.

Why?

Because the infrastructure for an office building is vastly different than the infrastructure for living spaces, and when such conversions are done, they are always done cheaply, with lots and lots of corners cut, and such buildings become a constant stream of problems that no one ever wants to fix because the only "fix" is very expensive - which means you'll only get - at best - a "BandAid fix" that will only solve the problem temporarily - and at worst, you'll just get ignored.

Let me give you an example: office buildings typically have huge, central heating and air-conditioning systems, designed to - at best - manage the air on individual floors, and sometimes across multiple floors. To install systems that allow individual management in apartments is extremely costly and requires tons of permitting - so they usually don't. Thus you might share a thermostat with 8 of your neighbors - and you can imagine all of the problems THAT will cause.

In big buildings like this, there are often not enough elevators, not enough sewer lines, not enough HVAC infrastructure, and on and on. People who live there are going to have a sub-standard experience because that building wasn't originally designed to provide housing, and the developers aren't going to want to spend another $40-50M or more to do everything the right way when they can pocket that money and cut corners.

There are several buildings in San Francisco and Seattle that are dealing with exactly these issues for the same reason, causing low building occupancy, leading to higher assessments to the existing tenants, and it's just a downward spiral.

He was always complaining about homeless people camping out on the sidewalk in front of his front door. I lived in Manhattan until I was almost 18. I thought most places were like this (except for NJ, which was line the country to me). When I moved to NJ after high school, I can honestly say I nearly went crazy from the boredom. I missed seeing lots of people, the pizza and other NY foods, museums, the open minded mentality, even the noise and crowds. I think it depends on where ever you were raised— you learn to tolerate it and get used to it, and it becomes part of who you are.
I see people here would choose not to for various reasons— well, I think they probably wouldn’t like the crowds or what they think the people are like. People from NY aren’t rude. 9-11 showed that. And in general, you can’t say certain people are a certain way anyway because all individuals living in one area aren’t all the same. And crime happens everywhere, even in the quietest of places thought to be “safe”.
So if I had the opportunity to be so rich as to afford a brownstone there, even if it were just for some months out of the year, I certainly would because I miss that NY vibe. I don’t miss crowds because I suffocate in them or crime of course. But just for the food, the friends I left behind, the bakeries, pizza! knishes, museums, Rockefeller Center at Christmas, those things I’d love to see again.
