How to get an apartment with no credit and no co-signer?

I am working two jobs and will be able to pay the monthly rent and deposit. I have no credit and no co-signer. I can’t ask family/friends to do it for me it’s out of the question. Will I be able to get an apartment if I show proof of income / working two jobs? Or am I SOL?

Ah man, that's tough dude. Getting an apartment without credit or a co-signer can definitely be an obstacle. But there might be some options to look into:

- See if you can pay a bigger deposit up front, like 2-3 months rent instead of just 1. That shows you're willing to put more money down.

- Provide extra proof of income like pay stubs from both jobs for the past few months. Showing steady work history helps.

- Look at smaller, privately owned apartments or duplexes, not big apartment complexes. Individual landlords may be more flexible.

- Consider student or extended stay housing if you just need a temporary place. They're often more lenient on credit.

- Explain your situation honestly - that you're building credit but need housing. A sympathetic landlord may give you a chance.

I had this exact same issue recently. I have no credit, no co sign but I have proof of income and am on a lease. The few things that saved me is my current apartment allows you to pay a deposit depending on your credit. Great, I paid my way into this lease. Looks for places like this, but keep in mind these places don’t have the best of residents. My rent is high and it’s in a hood area so that keeps it decent.

Second, look for a place with a credit/income/proof of residence rating system. These places operate on numbers not landlord approvals. If you are staying somewhere with a rent you can use it to verify you’ve been paying rent, have proof of income that meets the threshold and you’ll be good.

Third, of course consider a roommate and taking over a lease. If you’re already doing this then you should be good to use it proof of residency. But doing a sublet/lease takeover makes your chance for approval significantly higher. I do believe living alone with bad credit is a lot harder so I would definitely suggest working on your credit and getting a roommate because while you still have options with bad credit, it’ll take A LOT more work and may put you in a bad apartment. But you aren’t ever SOL. Call and ask the leasing how they do the approval process. Some do computer approval (what I said above) some do deposit paid by credit, some are decided by the management. Talking to the leasing agent also helps because they can give you advice before you waste your deposit. But whatever route you take, make sure you start building that credit ASAP.

Offer to pay 2 or 3 extra months of rent in advance and they will usually go for it. Not the big corporations though.

Worst case, you can probably rent a room from someone with empty rooms in their house, and build up some rent history with them, before moving into an apartment. I realize that that isn't ideal, but the rent would be cheaper and you're dealing with an individual and not a business that is more likely to have tougher criteria.
