I got a near perfect tenant in my house but he only breaks one rule: he often discreetly smokes MJ but I can smell it. What should I do?

I got a near perfect tenant in my place. He keeps completely to himself. He is very respectful. He’s very clean and organized. He even has some handyman skills and fixes problems on his own e. g. the shower door was loose in his bathroom but he fixed it himself. He pays on time and sometimes even early. He’s so quiet that half the time I don’t even know he is home.

But he keeps breaking one big rule I got: no smoking ANYTHING in my house. I could care less if he was smoking crack outside but in my house I do not allow any indoor smoking. Reason being is the smoke gets on the walls and furniture which costs me money to clean. It also leaves a mild funk in the house which I hate. I can even smell it through the vents.

Admittedly I myself am an occasional responsible consumer of edibles but I never liked the smell of MJ smoke. I never smoke it and when I smell it gives me an immediate depressive negative vibe. Makes me think of ghettos, homelessness, burn out people, punk kids, low level criminality, etc.

Of course not to be a hypocrite because I know plenty of MJ users who are not like that (myself included with edibles). But still I just can’t stand the smell of MJ smoke. Hate it.

Unfortunately I am in a financial position right now where I really need his rent money. Plus I have had to deal with much worse tenants in the past. I don’t want to risk kicking out an otherwise perfect tenant just to risk getting someone much worse.

What should I do about this guy? If it wasn’t for the pot he would be the best tenant I have ever had at my place.

I did confront him about this once but he denied it. At the time I thought it was my other tenant who used to vape in his room until I threatened to kick him out. The other tenant apologized and promised to never do it again. About a month ago I smelled MJ again and the other tenant swore it wasn’t him. So that leaves me with dealing the original (near perfect) tenant.
