If a guy is cheating on his wife , can it be real love that they have for the mistress? Or is it just sexual based?

there was this guy I was with for a while that has a wife, it started out as a mistake and at the beginning all he wanted was to get on my pants but as our relationship grew he has real feelings for me and he claims he loves me. I can also feel his love through his actions. We are not talking anymore since it’s so wrong but recently we chatted for a bit to see how things were doing and he told me it’s for the best just to stop but that he really loves me deeply and it’s real what we have. Did anyone that cheated experience something like that? can a man really be in love with 2 people? or is he just saying it to sweet talk me? pls note we were both cheating on our partners since at that time i had a boy friend (when it all started) and that’s why we were so determined to stop. So Again, my question is does He really love me? is it possible? or that’s just the way men are? they will talk like they care just to get a girl wrapped tied around them?
