I am building a house soon. The terms of the mortgage will be affordable so I do not need to charge a specific amount of rent to maintain it as I can already do so myself. The house has an upstairs area that would be mine and nobody else is allowed to access. Downstairs would have 3 bedrooms with their own bathrooms, queen bed, 2-seat table and a gun safe with customizable code (can be used to store things other than firearms). The doors would have a deadbolt and 3 latches for locks of the tenant's choosing. I have a preference for female roommates and my mother was a victim of domestic violence so I'd like to rent to women in need. Below would be my offer:
Rent would be advertised as $500 per room, but could be negotiated case by case and even waived for a limited time. A college student on her own vs. a woman with a career have very different circumstances and I'm willing to craft individual agreements to ease burdens where I can, but the agreement would be worded so that they cannot just be mooches.
Ladies could negotiate a clause where, in exchange for paying an agreed upon additional amount to rent, they get the ability to keep the furniture when they leave if they leave on good terms. If they paid any extra and things went bad, they would get that money refunded. This money would be to replace the furniture if needed.
Separate from the rent, I would be willing to offer any help I could to prepare the ladies for self-defense, including: Covering 50-75% of the cost of a martial arts class of their choosing and helping them obtain a firearm (for this assistance they would have to successfully get a carry permit so that I know they can legally have a firearm. I would pay for the permit class and fees). Upon successfully getting the permit, I would go half on their first firearm. If they wish to get the firearm on their own, then I would not care about the permit since I would not be involved in the purchase.
