Last week I was getting ready to go to work and found some stains on my underwear. I will admit I'm not the best at folding and putting away my clothes but I do wash them regularly. I'm sure you're probably aware of this, but underwear fetishism is one of the most common fetishes out there. I would strongly advise that you don't try to "catch him in the act," that could easily make the situation worse since many people feel guilty about this sort of fetish.

I would either tell him you know it's him and you forgive him but to stop it because it's unacceptable and is making a mess of your clothes or, you make out like you think there's a pervert breaking into rooms because of such and asuch evience you found.

The other route is get a friend to tell him they saw him/know it's him and to stop or they'll tell you lol. It would be less embarrassing if it was a guy friend than a girl friend.

Male and female roommates almost never work out. He obviously somewhat likes you, and it almost sounds like you do to. Should talk about it though. I would be humiliated if I was caught doing something like that. Even if he denies it, at least it's somewhat out in the open about how you feel about it. He may or may not continue with it but at least he knows how you feel about it. All you have to do is say "hey, I've been noticing something on my underwear lately, that's been wet and dry stains. I know it's not from me, do you have any idea what this could be?". It's not accusatory, it just gets it out in the open

You have to get a camera. Borrow a camera from a friend.

It depends on where you are. But it's probably some kind of civil offense at least (such as trespass) or even a crime (such as sexual assault) for him to do this. So once you have proof, you might think about taking legal action. Or even if you don't do that, I'm sure your landlord will make him leave
